How Our Hard Money Loans Work
Our loans are funded by us, not by a bank. That gives us the flexibility to focus primarily on:
• The property – purchase price, after-repair value (ARV), and location
• The plan – scope of work, budget, and timeline
• The person – your experience and equity in the deal
We typically secure our loans with a first-position deed of trust on the property and structure them as short-term, interest-only loans designed for fix & flip and small builder projects.
Because we move quickly and take construction/rehab risk, rates are higher than conventional bank loans—but you get speed, flexibility, and a lender who actually understands your project.
